Building Inspector (Multi-Trade)
This is a general posting for Building Inspector. Depending on certifications held, the position offered may be Building Inspector I, Building Inspector II or Senior Building Inspector. Hiring range - $46,752 - $90,923. Offered amount depends on qualifications.
Performs intermediate skilled work inspecting residential and commercial buildings for compliance with Town ordinances and state building codes; does related work as required. Work is performed under the general supervision of the Inspections Operations Manager.
EXAMPLES OF DUTIES:
Performs field inspections and re-inspections of residential and public facilities for compliance with state building codes and Town ordinances.
Signs certificates of occupancy.
Receives complaints in regard to defective construction and handles enforcement problems.
Inspects existing buildings for hazardous conditions, structural failures or improper uses.
Issues warnings and stop-work orders where construction is not being made in compliance with regulations as to methods and/or materials.
Answers questions from private citizens, contractors, design professionals and developers.
Reviews plans for compliance with state building codes and Town ordinances. Issues permits.
Participates in plan review meetings, drafts letters to contractors, design professionals and developers.
Testifies in court on code violation cases.
Makes reports and keeps records regarding inspections.
Conduct electronic plan review.
Knowledge and application of Blue Beam and Energov software.
Performs related tasks as required.
TYPICAL QUALIFICATIONS:
General knowledge of all types of building construction materials and methods, and of stages of construction when possible violations and defects may be easily observed and corrected; general knowledge of State building and related codes, laws and ordinances; ability to detect poor workmanship, inferior materials and hazards of fire and collapse; ability to read and interpret plans, specifications and blueprints accurately and to compare them with construction in process; firmness and tact in enforcing ordinances and codes; ability to conduct field inspections; ability to operate personal computer including some knowledge of applicable software packages; ability to establish and maintain effective working relationships with building owners, contractors, associates and the general public.
SUPPLEMENTAL INFORMATION:
Any combination of education and experience equivalent to graduation from high school with considerable experience in the building construction trades, and ability to obtain Level 1 standard certifications within a reasonable time from date of hire is required.
Building Inspector II and Senior Inspector require prequalification or current possession of certifications from the North Carolina Qualifications Board.
